Do I have to pay commission if I don’t have a buyer’s agent?
You don’t pay commission directly. But if you work only with the listing agent, they typically keep the full commission (both sides). What happens to the buyer commission if I buy without an agent?

How much money do first-time buyers need?
Budget for the down payment (5%–20% depending on price) plus 2%–4% in closing costs (legal fees, land transfer tax, title insurance, etc.). On a $600,000 home, a 5% down payment is $30,000 and typical closing costs could be ~$18,000. The commission refund (often ~$15,000 on $600,000) can offset a large portion of these costs.
What are the HBP and FHSA?
HBP: Withdraw up to $60,000 from your RRSP tax-free (each buyer) to use toward a down payment, repaid over time. FHSA: Contribute up to $8,000/year (lifetime $40,000); contributions are tax-deductible and qualifying withdrawals are tax-free. Our cashback can supplement these tools or reduce how much you need to withdraw.
What hidden costs should I expect?
Common costs include inspection, appraisal, legal fees, land transfer tax, title insurance, insurance, and adjustments. The biggest “hidden” cost is the embedded buyer’s commission (2–3%), which you typically finance through your mortgage. Our program refunds 100% of that buyer’s commission to you at closing (where offered).
Are buyer commissions negotiable?
Commissions are set in the listing agreement between the seller and listing brokerage. Buyers can’t change that rate, but you can choose to redirect the buyer’s commission to yourself with our program.
What if there’s no buyer commission offered on a listing?
